What happened to Dallas home values after the April notices: 2026
What changed between notice and certification
About 1 in 6 Dallas homes had its market value reduced between the April 2026 notice and the certified roll: 110,980 of 648,911 homes (17.1%).
$4.6 billion in residential value came off between notice and certification: $305.3 billion to $300.6 billion, a 1.5% drop.
Among homes that were reduced, the typical reduction was $19,590, or 4.3% of the home’s value.
Higher-value homes were far more likely to be reduced
| April notice value | Share reduced | Typical reduction |
|---|---|---|
| Up to $212K | 7.7% | $8,620 |
| $212K–$275K | 10.8% | $10,190 |
| $275K–$345K | 13.3% | $13,730 |
| $345K–$530K | 18.4% | $19,000 |
| Over $530K | 33.0% | $39,400 |
Owners of homes over $530K were about four times as likely to see a reduction as owners of homes under $212K.
What this does and doesn’t show
A lower certified value can come from a formal protest, an informal settlement, or a correction by the appraisal district. This data cannot separate them, so these figures are not protest success rates.
Method
Source: Dallas Central Appraisal District 2026 residential data. April notice values compared with the certified roll as of September 15, 2026. Covers about 95% of residential accounts; DCAD’s certified data file omits about 34,000 accounts that appeared in the April data.
The table’s share-reduced figures exclude about 3,500 homes in neighborhoods the district revalued as a whole; with those excluded the countywide share is 16.7%.
Typical reductions are medians across all reduced homes. Analysis by Property Tax Examiner Editorial Team.
